What owners and boards ask

I got a violation notice. What should I do first?

Read it for three things: the rule it says you broke, what it asks you to do, and the date. Then take a photo of the property as it is today and call before you reply.

Can the board fine me without a hearing?

Many governing documents, and some state laws, require notice and a chance to be heard first. Yours may. Bring the notice and the rules and we’ll check.

How do I find my governing documents?

Look in your closing papers, ask the manager or the association’s website, or check the county recorder’s office. We can help you ask in writing.

Can I see the association’s books or attend a board meeting?

Owners often have a right to attend meetings and to inspect certain records, with limits. What yours are depends on the documents and your state’s law.

My neighbor broke the same rule and nothing happened.

Uneven enforcement can matter. Photos, dates and any approvals are what show it, so start collecting them now.

Do you work for associations as well as homeowners?

Yes, with small boards. The office never acts for a homeowner against an association it advises, or for an association against a homeowner it has advised.

Where do we meet?

At the Gilbert office, by phone or by video. Many first meetings are a short call.

How is the fee set?

In writing, before any work starts, as either a set price for a defined task or an hourly rate.

Something we left out?

Write it down, with the letter if there is one, and the office will reply.
